Begin with what has to be true.

An investment plan usually depends on a series of assumptions. A property will lease at a certain pace. Expenses will remain within a range. Financing will be available when it is needed. Those assumptions should be visible enough to question.

The useful conversation is specific. What evidence supports the expected rent? Which costs are known, and which are estimates? How much of the anticipated result depends on a future sale or refinancing?

Consider what changes together.

A single-variable stress test can be helpful, but real conditions do not always change one at a time. A slower leasing period could coincide with higher operating costs. Delays could affect both the budget and the intended financing timeline.

Downside analysis asks how these changes would affect the investment and what options would remain. The goal is not to claim that every risk can be predicted. It is to make the important dependencies clear.

Connect the analysis to a decision.

A list of risks has limited value if it never changes the way an opportunity is evaluated. Consider which assumptions need more evidence, what terms require closer review, and whether the planned resources are appropriate for the work.

For investors, the offering documents and the explanations behind them matter. Ask how the investment is structured, what rights are attached to it, and what could make it difficult to recover or access capital.

Keep asking after the decision.

Underwriting is a starting point for ongoing management. Comparing actual conditions with the original thesis helps frame the next set of questions. What is different? Why? What does that mean for the plan?

A disciplined approach does not promise that every outcome will be favorable. It requires a clear understanding of the assumptions and a willingness to revisit them.

A considered decision

All investments involve risk, including loss of principal. Strategies and structures differ by opportunity. Review the specific offering documents, fees, liquidity restrictions, and risks before making an investment decision.
