Capital has different jobs.
We do not believe every dollar needs the same holding period. BlackGuard considers how each opportunity fits alongside an investor's existing commitments, liquidity needs, and long-term objectives.
Shorter-horizon opportunities.
Real estate-backed credit and execution-led real estate opportunities can serve capital-building or income objectives. We look for a defined use of capital and a practical path to repayment or realizing value.
Shorter-horizon investments may still be illiquid, and expected repayment or exit dates can change.
Selected long-term ownership.
Selected multifamily and other real estate holdings can serve a different purpose: owning assets with an operating plan that supports a longer holding period. We prioritize durable demand, competitive locations, and financing that gives the plan room to work.
Plan for what comes next.
When investments produce available proceeds, the next allocation should be a fresh decision. Reinvestment depends on the investor's objectives and the merits of the next opportunity, rather than an automatic commitment to another deal.
For suitable long-term investments, tax planning may include cost segregation and eligible bonus depreciation. The availability and use of deductions depend on the property, ownership structure, and investor. Investors should review these matters with their tax and legal advisers.
A considered decision
All investments involve risk, including loss of principal. Strategies and structures differ by opportunity. Review the specific offering documents, fees, liquidity restrictions, and risks before making an investment decision.
